Summary:
Porter Housing Trust (PHT) is a housing association that develops and manages residential rental properties and is based in the East End of London, United Kingdom. Megan, a U.S. intern, is working a short-term post in PHT's Treasury Department-the unit of the business responsible for managing PHT's finances. Housing associations are charitable prosocial organizations that support renters and the local community. Housing associations have to compete directly with private equity-backed property developers to buy and build on highly sought-after land in London to develop new housing, so they frequently issue bonds through London's financial markets, attracting investors from the United States, Canada, and Europe. Megan has a fantastic opportunity to be involved with a new, innovative bond launch as PHT launches its first sustainable bond, which will enhance PHT's sustainability credentials while raising much needed cash. Megan helps provide analytic support for PHT's treasury team when examining this new opportunity, analyzing different scenarios, potential cost savings, and the pre-accreditation investments needed to bring the deal to market. What becomes clear quite quickly is how using data and analysis to underpin decisions is complex and rarely straightforward because the numbers reveal a series of unexpected financial and strategic challenges. Pivoting to sustainable strategies is never straightforward.
