Summary:
Failure of relatively new joint seals where the sealant was applied directly to the finish coat of the exterior insulation and finish system (EIFS) was first noted by the authors in 1975. During 1984, the failure of horizontal sealant joints in vertical surfaces on various projects with various types of sealants prompted an investigation into the cause or causes of joint seal failure
